Terms of Use

A simple reference for using the Bruin Property Inspections LLC website, requesting quotes, scheduling inspections, and reviewing service information.

By using this website, requesting a quote, contacting us, or scheduling services with Bruin Property Inspections LLC, you agree to these Terms of Use. If you do not agree, please do not use the website.

These website Terms are separate from any inspection agreement, pre-inspection agreement, report terms, or service contract. If there is a conflict, the signed inspection agreement or service agreement controls for the specific inspection service.

You may use this website for lawful purposes, including learning about our inspection services, requesting information, requesting a quote, scheduling an inspection, or contacting our team.

You may not misuse the website, attempt unauthorized access, interfere with site operation, submit false information, scrape or copy content for commercial purposes, or use the website in a way that violates applicable law or the rights of others.

Quotes, pricing, service descriptions, and scheduling information shown on the website are for general informational purposes and may change based on property type, size, age, location, requested services, add-ons, access conditions, timing, and other inspection needs.

A request submitted through the website does not guarantee availability or create an inspection appointment until confirmed by Bruin Property Inspections LLC. We may decline, reschedule, or cancel service where access, safety, payment, scope, or scheduling issues prevent proper service.

Inspection services may require a signed inspection agreement before the inspection begins. That agreement will define the scope of work, limitations, exclusions, fees, report delivery, client responsibilities, and other service-specific terms.

Home inspections are generally visual, non-invasive evaluations of readily accessible systems and components. They are not code compliance inspections, warranties, guarantees, insurance policies, engineering evaluations, environmental testing, or predictions of future conditions unless expressly stated in writing.

Clients are responsible for providing accurate contact and property information, obtaining necessary permissions, ensuring safe and reasonable access to the property, confirming utilities are on where needed, disclosing known access or safety issues, and paying agreed fees.

If access is limited, utilities are off, occupants or animals prevent access, or unsafe conditions exist, parts of the inspection may be limited, excluded, rescheduled, or subject to additional fees.

Inspection reports are prepared for the client and authorized parties identified in the inspection agreement. Reports reflect visible and accessible conditions observed at the time of inspection and should be read in full.

Reports may include observations, photos, recommendations, maintenance notes, and suggested follow-up by qualified specialists. Reports should not be altered, resold, or distributed beyond the permitted use stated in the inspection agreement without written authorization.

Fees are due as stated in the quote, invoice, scheduling confirmation, or inspection agreement. Payment may be required before report delivery.

Cancellation, rescheduling, trip, reinspection, or access-related fees may apply where permitted by the inspection agreement or written confirmation. Refunds, if any, are handled according to the applicable agreement and the circumstances of the service request.

Website content, page layouts, logos, graphics, photographs, text, and inspection-related materials are owned by or licensed to Bruin Property Inspections LLC unless otherwise noted.

You may view website content for personal, non-commercial use. You may not copy, reproduce, modify, publish, sell, or commercially use website content without prior written permission.

The website may link to or use third-party tools for scheduling, payments, reports, maps, analytics, email, phone, social media, or other services. Third-party services are controlled by their own terms and privacy policies.

We are not responsible for third-party websites, platforms, outages, content, or practices, even if linked from this website.

These Terms are intended to be used with our website and inspection services in California. California law may require specific written inspection agreements, disclosures, limitations, or standards depending on the service provided.

Nothing on this website changes any rights or obligations that cannot be changed under applicable law. If any provision is found unenforceable, the remaining provisions remain in effect to the fullest extent permitted by law.

We may update these Terms from time to time. Updates will be posted on this page with a new “Last updated” date.
